The lake behind my home is full of algae. Who do I contact?

The Boca West Master Association is responsible for maintaining 200 acres of lakes and waterways. In 2015 BWMA began an enhanced maintenance program that introduces bio-enzymes into our lake system. These enzymes reduce the buildup of organic matter and improve the clarity of the water without harming the fish and native lake plants. The bio-enzymes break down the algae, which turns brown and sinks to the bottom. It will look worse before it looks better. During the warm summer months, we see an increase in algae as algae thrive in warm water. We have hired a company called Advanced Aquatics to come and treat our lakes.

Iguanas are an invasive species in Southern Florida and unfortunately are here to stay. They thrive in the warm weather especially during the summer months, which is their mating season. We have hired a company that is onsite Monday through Friday. There are two Iguana Technicians that serve all of Boca West. They shoot the Iguanas with an air rifle and remove them. Iguanas cannot be trapped, believe it or not, they are smart and will not enter the traps! If you see Iguanas on your property, please contact Alyssa Martinez at amartinez@bocawestmaster.com. She will notify the Landscape & Maintenance Dept who will schedule the Iguana techs to come to your home. Please provide the following information:
• Your first and last name
• Your address
• The name of your village
• Your phone number
• The location of the Iguanas (front/back of house, near lake, deck, pool area etc)

Palm Beach County hired Solid Waste Authority (SWA) to service all of Palm Beach
County. SWA hired FCC Environmental as the contracted hauler for Boca West.

The streets in the villages are very narrow. Please be sure on your garbage pick-up day, that the trucks are able to pass through your street, otherwise your trash will not be collected.

Boca West Master Association does not have a bulk contract with ADT. We do have an agreement with ADT, that connects their alarm systems to our Security office. Should your alarm go off, the Boca West Master Association Security, AMR (onsite ambulance), and Palm Beach Fire and Rescue will be simultaneously notified.

The authority for the Architectural Control Committee (ACC) is set forth in Article VII of the Amended Declaration of Maintenance Covenants for the Boca West Master Association.

To provide for the protection of building integrity, standards, aesthetics and overall harmony of our master planned community and environment, the Boca West Master Association, Inc. (“BWMA”). This involves only changes to property exterior appearances.

The ACC is responsible for carrying out its duties on behalf of all members of the Association for the benefit of the entire community, and their recommendations must be approved by the Boca West Master Association (BWMA) Board of Directors.

The ACC does not seek to restrict individual creativity, but rather to maintain within the entire community the aesthetic relationship among homes, within Villages, golf courses and natural surroundings.

1. The homeowner completes the Architectural Control petition and compiles the required documentation from the contractor.
2. The homeowner submits the petition and the documents to the property manager.
3. The property manager presents the petition to the village Board.
4. The village Board reviews the petition and if approved, the property manager
forwards the petition along with the documents to the Boca West Master Association.
5. The BWMA Executive Assistant logs the petition into the database and assigns it to an Architectural Control Committee member for review.
6. The Architectural Control Committee member reviews the petition and, if necessary, asks for additional information. Once the additional information is received, the committee member recommends approval.
7. The Architectural Control Chair reviews the petition for final approval at the monthly meeting.
8. The Executive Assistant sends the formal approval via email to the homeowner, the village president, the property manager and the contractor. Once the homeowner receives this final approval, the work can begin.

Florida Wildlife will only remove alligators that are 6 ft or larger.

Always keep your dogs on a leash and do not walk them close to the water’s edge.

Spraying the lakes for flying insects/mosquitos is ineffective as the water is constantly moving. If you see someone in a boat spraying the lake, it is the company we hired to control the algae.

First, it is important to know, depending on where you live, that there are up to four property owners in Boca West.

1. The homeowner’s property
2. The village association property (contact your property manager)
3. The Club’s property (contact golf maintenance)
4. The Boca West Master Association’s property (contact Alyssa Martinez)

You will need to determine whose property the tree/hedges are on and then contact the respective owner. If you are unsure, contact Alyssa Martinez at amartinez@bocawestmaster.com and provide your address and the location of the trees/hedges. She will help determine who you need to contact or, if you prefer, she will contact them on your behalf.

According to Florida State law, any tree/hedge that has branches hanging over onto your property, you have the right to cut it back to your property line without harming the health of the tree. The trimming is at the homeowner’s expense.

Property Manager: Contact your village board president or attend village board meeting. The property manager reports to the village board.

Board President or Board: Attend your village board meeting and inform them of your concerns. The village residents vote in your village board. Consider serving on your village board. Vote for your village board at your annual meeting.

The good news is, there are many ways to get involved! The most important piece of advice is Get Out and Talk to People!

Note: To be a volunteer for any committee or board, you must be a member in good standing. Serving on the Board or a committee is not to serve to complete a personal agenda, but for the betterment of the Boca West Community.

At the Master Association (All lot owners): Every year we send an eblast to all membership asking for volunteers. In November we send an eblast asking for volunteers to serve on our Nominating Committee and every February we send an eblast asking for volunteers to serve on one of our committees. Check out our website to learn more about what our Board responsibilities are and what our committees are doing for the community by reading the minutes. Feel free to also reach out to our Board members letting them know you are interested.

At your village: Attend your village board meetings to learn about how your village board makes decisions for your village. The villages also have their own committees, such as Landscape, Architectural Control, Finance etc. Get to know your village board members and let them know you are interested in serving on the board or committee and ask them when do they ask for volunteers.

At the Club (Members only): If you are interested in serving on a club committee, take note who is the chair of the committee when you are reading the Boca West Country Club magazine. You can contact the chair and inform him/her you are interested in serving on the committee. Also, check out the Club website, under the My Club tab. There are various charities/organizations you can volunteer.

For the Master Association, there have been members who have run for the Master Association Board and have never served on a Master Association Committee. There have also been members who have served on our committees and then decided to run for the Board. We do recommend that you have experience serving on a board/committee either in or outside of Boca West.

The first thing you will want to do is contact Hotwire at 561-288-9199. They have an office here on site at Boca West located at 20540 Country Club Blvd (located above Security where you get the transponders) and let them know the cable has been cut so they can schedule a crew to come to your unit to fix the cable and bury it. The cables
should not be exposed.

Depending on your village, either the homeowner hires their landscaper or your village hired a landscaper. If it is your landscaper, give them a call and ask them to be more careful and to keep an eye out for cables when trimming the areas. If it is your village who has hired the landscaper, you will need to contact your property manager.

The Master Association’s Documents, Article VIII, Section 9, state our Leasing Restrictions. Our Documents are posted on the Master Association website under Governance, Documents and Bylaws.

Village: Contact your property manager about rental restrictions/guidelines for your
village.

Club: Contact Membership.
